Deposit & Cancellation Policy
A deposit of 50% is due upon making the reservation. The balance is due two months before arrival. At the time of the second deposit, a security deposit of $2,000 is also due. This will be refunded in total within two weeks of the end of the guests’ stay, assuming no damages have been incurred.
If the reservation is cancelled by the client for any reason, including an extreme weather event(s), the client will be refunded the deposit(s) if the accommodations and/or grounds are able to be re-rented at the same or greater price.
If the property is closed, destroyed or significantly damaged by fire or flooding after the date of this Agreement but before the rental begins, such that your rental cannot take place at the Wade Cottages, all deposits and payments made to the Wade Cottages will be refunded in full.
Arrival & Departure Time
Guests may check in by 3pm on the day of arrival and must leave their units by 10am on the day of departure, unless management agrees to an earlier check in or later check out. Should the client be hosting an event on the premises on the day of departure (e.g. a lunch/brunch), guests are welcome to leave baggage in the Main House until the event is over.
Nantucket has an island-wide noise ordinance that requires that all loud outdoor noise, including music, terminate at 10pm. In accordance with this law and out of consideration for our neighbors, we require that all outdoor festivities end by 10pm and that amplified music be played at only one event per weekend.
Cleaning of accommodations prior to and after visit is included. Should guests desire additional (daily or mid-stay) cleaning, that may be possible for an additional charge.
Vendors & Insurance
Clients are responsible for arranging and paying for all event-related vendors (e.g. tent rentals, caterers, florists, etc).
Wade Cottages management requires that certain types of vendors provide certificates of general liability, workers’ compensation and liquor liability insurance. We also require that The Wade Cottages be added to these policies for the date(s) of the event(s). This is becoming standard practice among Nantucket properties that host events, and adding an additional insured rarely costs the vendor anything. Proof of such insurance is required two months in advance of the event. If vendors are unable to provide said proof of insurance, we may require that alternative vendors be used.
Because no large indoor space is included in this package, we strongly encourage rental of a tent in case of inclement weather.
The ONLY generators allowed are the super-quiet variety. In lieu of generators, Wade Cottages management will work with clients and vendors to ensure appropriate electrical hook-ups.
Clients are required to rent portable toilets for large group events.
To the extent possible, we will assist clients in locating additional nearby accommodations as well as longer stays at the Wade Cottages.
